What we do

We are not content to just find you a tenant but really work with tenants to sustain the tenancy especially if they are in receipt of benefits or are in any way vulnerable. Many working people rely on benefits and even working tenants can lose their jobs, especially in todays, COVID-19 climate. We at Medway Property Matters know what to do if that happens and can assist tenants to claim the benefits they are entitled to and work closely with local Councils and DWP to deal with benefit issues and can make referrals for further support if necessary. We are constantly training to ensure that we know the up-to-date regulations such as the Debt Respite Scheme which is on its way.

Assured Shorthold Tenancies

We can find you a tenant and pass them over to you or manage your property for you. If your Tenant is in receipt of housing benefit, or Universal Credit, we will work with them to ensure the rent is paid. We also work closely with Councils and receive a housing bond which can be used for deposits and/or rent in advance. Our cash deposits are protected by mydeposits.co.uk.
We keep in close contact with all our tenants by phone and text to minimise any rent arrears or maintenance issues becoming a problem. Our team inspect properties twice a year and provide a comprehensive report to you, on the condition and any works required. We have several contractors we can call on to perform such works or can use your own preferred contractor. We pay your rents over to you, less commission, by BACS monthly and provide you with an easy-to-follow statement by email.
If tenants do start to struggle with paying the rent, we will work with them to ensure they are getting all the benefits they are entitled to and deal with any debt issues, especially in this COVID-19 era. Also, if there are any repair or maintenance issues, we will liaise with you and the tenants until the situation is rectified. We will work closely with the council if the need arises and mediate between all parties.
If there is no going back on insurmountable rent arrears, or you just want the property back to sell or live in, we can issue the correct Notice and obtain possession for you for a reasonable price. We have a 100% record on obtaining possession for landlords and can liaise with CAB and Councils to ensure this is achieved if there are any issues making the case less than straightforward.

During this pandemic we have been training on a regular basis to ensure that we are up to date with all the relevant legislation and all the changes in the eviction process. We will keep all landlords and tenants informed of changes along the way.

Temporary Accomodation

 

We work closely with Medway, Maidstone and Greenwich Councils to find tenants who need accommodation for short periods. This pays a slightly higher rate but the properties need to be of a high standard and furnished with basic items such as beds, white goods and sofa’s along with curtains and bedding. We visit these tenants at least once per week to inspect your property and ensure the tenant is keeping it clean and tidy and liaise closely with the Council if there are any problems. As the tenants are on a daily licence we do not have to go to Court to evict but can get them moved out very quickly if there are major problems, or you need the house back quickly. Rents are paid monthly in arrears as we invoice the Council monthly for each night the property is occupied and pay the monies over to you at the end of the second month. We are on hand 24/7 offering support to vulnerable people.

 

Evictions

The major difference between MPM and other eviction specialists is that whilst going through the process of evicting your tenant we will always liaise with them to try to save the tenancy if possible. We do this by helping tenants maximise income if they are entitled to benefits and working in conjunction with the Homeless Department of Councils and Citizens Advice Bureau to see if any further help is available. We are often able to obtain a possession order and make a payment plan with the tenant who then has a one year to revive the situation or a bailiff warrant can be obtained to ensure vacant possession of the property. Sometimes tenants just need a little help to get back on the straight and narrow.
